Housing Shortage?

So you may have seen the news article on CNN.com titled , "Is A Housing Shortgage Coming". The article states that the nation is not building enough homes to keep up with the potential demand. With only 672,000 homes built nationwide in the April, less than half the long term run rate needed to meet the nations natural population growth, one might tend to agree.

This week my local board of Realtors focused on New Home Communities specific by providing a new homes tour, otherwise known as a carabus, to local Realtors. From this tour Realtors saw first hand supply and demand with new construction. They also learned how a once not so hot market has turned into a waiting line for buyers. In the South East Forsyth County Cumming Ga market there were sixty homes contracted and built for individuals that were never listed on the local listing service. Meaning that buyers are snatching lots up so fast that listings are not required. Making New Construction the Huge New Competitor.

There is definately a tide turning here in Forsyth County Cumming Ga. Buyers are here, volumn is up, and new construction is slow to meet demand. How ever if you are willing to wait you stand to snag an exeptional deal or incentives like 8,000 closing cost, 75% off custom design, or possibly the best pricing on new construction that we have ever seen.

If you are looking for a local economist and experienced negotiator look no further. We are your Cumming/Suwanee/Forsyth County Realtors.

Path of Recovery

Trans Union has reported that late payments on mortgages have dropped nationwide in the first quarter. The first time since 2006. The delinquency rate dropped from 6.89 to 6.77 percent. Still high from a year ago when the percentage was reported at 5.22. Trans Union is estimating the figure to drop even further to around 6.3%. This is a good indication that we are on the path of recovery. Other great indicators for the county include builders snatching up foreclosed developments. One of the most popular to date is the subdivision off Melody Mizer in South Forsyth that was built on top of an inert landfill. If you do not remember, the site was tested and reported high explosive levels of methane gas. Right now a developer is working with the county and the bank to purchase the property and clean it up. A huge bonus for the area. Activity has for sure increased in Forsyth County. Currently there are 449 homes pending closing. Thats a lot of homes. So turn off your tvs and listen to the experts that are great things happening all around us.

Realtor Is More Than A Name

While most consumers have seen the ads and know that it is important to contact a Realtor to purchase a home, many have very little knowledge about what that 7 letter word represents. Few know that members of the National Association of Realtors work around the clock protecting homeownership.

For example in 2008 as the financial crisis revealed itself, the Federal Housing Finance Agency and the U.S. Treasury Deptment place Fannie Mae and Freddie Mac into conservatorship. Shortly after this action the NAR formed an advisory group to discuss what newly conceived secondary market agencies might look like. In short the goal was to create a secondary mortgage market to sustain long term regardless of what the market conditions become. The NAR have come up with several key elements to help ensure a steady flow of capital that will be shared with Congress and help decide the fate of Fannie and Freddie.

This is just one example of what the NAR organization is doing. Working for America's property owners, the National Association provides a facility for professional development, research and exchange of information among its members and to the public and government for the purpose of preserving the free enterprise system and the right to own real property.

So you see being a Realtor is more than just a title. Its a designation and a resposibility to deliver positive results for everyone.

Atlanta Ranks 22nd So What Took MLS So Long?

According to Experian's Consumer data 1.25 million people in Atlanta or 26% of the market own an Apple gadget. (iPhone, Mac, or iPod) Making Atlanta an official Mac Metropolis and ranking us 22nd on the list of cities that use Apple products. I guess after all the complaints and this study the MLS boards realized that changes are necessary and in order to compete they should make their systems compatible with more than just one unnamed browser. Changes are on the way for both Georgia Multiple Listing Service and First Multiple Listing Service. (Property Search Websites for Real Estate Professionals) Speaking with someone from FMLS this morning, confirmed that phase one for the upgrades will come late June. This will come as much relief to me after using Mac since 2003. Much gratitude to Parallels for supporting me but to be honest I will not miss the run around at all.

Investment Properties Many Do But Why Not More?

You have probably heard the saying "The Rich get Richer and Poor get Poorer." Well in the South it has been a limiting belief for a lot of people through out the years. I have come to understand the belief as folks simply not willing to jump on the ship until its to late. I am seeing this happen often in the market right now where buyers are waiting because they feel like there may be a better opportunity tomorrow. A better price, more square feet, simply more later. Perhaps there will be but what about multiple investments? When we purchase one home why does it stop there. Is this too a limiting belief. WHO MADE THE RULES? The American Dream encourages prosperity but does not instill the principal of building wealth. When we are investment planning for our children's future why are we not considering purchasing multiple homes to eventually sell to put our children through college? When we are sinking money into stocks and bonds that someone else controls are we giving away our freedom by not investing in something we can physically see and control? Now I know a lot of people who lost money over the past couple of years do to the decline in stocks. Several of them told me themselves they had wished they had invested in their own community, purchases a second or even third home for rental income. It was a pricey mistake.......

Knowing the rental market and which properties produce the best investment opportunities are just a few of the valuable resources I can provide. If you have an interest in learning more about investing into real estate, I would like the opportunity to share my experiences and those of my clients with you.

Community Matters

Cumming/Forsyth area volunteers are holding a Community-wide Food Drive to help feed the needy here in our community. Local schools, childcare centers, grocers, and businessess are all helping to stock the shelves of the Community Food Pantry so it can continue providing groceries for the hungry here in Forsyth County.

The Cumming/Forsyth County Pantry serves all families in our community who are hungry. Some are out of money near the end of the month, some have nothing left after paying their bills, some have lost jobs, and others are struggling with a major illness or have become disabled. In the past the Cumming/Forsyth County food pantry provided food to approx. 40-50 famlies per week. Now the number has tripled, with more than 450 local families coming to the pantry for food each month.

I myself have been blessed with health and prosperity and am personally making food donations to the Pantry this week. Communtiy does matter. People matter and when others are struggling and are broken its important for Realtors to give back to a community that has given them so much. I challenge each and everyone whos eyes meet this blog, to offer a hand or a sack of food in your own community this week. It will for sure make a difference in someones life including your own.

WANT TO HELP EVEN MORE?

Georgia's Property Tax Reform

Counts based on total number of properties to receive a forelosure filing, default notice, foreclosure action notice or bank reposession in recent months according to realty trac. Search for a Cumming Ga Home. We know Cumming Forsyth Co Ga.

Property tax reform bill is expected to see action when Georgia state lawmakers return April 12. Its viewed as the most sweeping tax reform bill in decades. The bill would require that property tax assessments go out annually, with an estimate of the owner's tax bill, and would specify that "fair value", be based on all relevant sales, including distress sales. Also, taxpayers would have 45, not the current 30 days to appeal.

The bill of course has concerns by way of cost for counties. The cost of mailing out assessments and hiring licensed appraisers for some of the appeals. Homeowners of course will be watching this one close. Although here in Forsyth County Cumming Ga, appeals for property tax are down compared to last years appeals. But the flurry of last minute appeals flooded the Forsyth County Tax office on March 31, bringing the total to 5,000 appeals.

Out of that 5,000 appeals we can expect about 5% to be overturned. Perhaps with a new law in place we could see these numbers rises in certain areas that foreclosed and bank owned properties have sold.

No matter how you look at it..........

Cumming Clean/Purge Purge Purge

Hooray! Its that time again. Purge, Purge, Purge. Spring Cleaning is here and its time for all of us homeowners to shead some items we no longer need. It also a great opportunity to donate to shelters and organizations in need. It seems like they are remembered at Christmas and no other time. So here are a few great tips for putting your linen closet in its place and allowing yourself to feel good everytime you go there.

Professional organizer, Dawn McCloskey offers these 13 easy steps to having an organized linen closet:

1. Remove everything from the closet and sort into piles: pillows, blankets, sheets, towels, and table linens. If you keep excess toiletries, put that in a pile.

2. Keep two sets of linens for each bed and 2-3 sets of towels for each person.

3. Clean the linen closet – sponge clean the shelves and line solid shelving with acid-free tissue paper (found at art supply stores) because it won’t discolor fabrics over time.

4. Adjust shelving to proper heights so air can circulate and linens stay fresh: 10” for sheets and table linens, 12”-16” for towels and 18” or more from the top for bulky items like pillows and blankets.

5. You can organize the closet by type (all sheets on one shelf, towels on another, etc.) or by family member (all master linens on one shelf, child’s on another, table linens on a third). If you opt to organize by family member, make sure each shelf is organized the same way, towels to the left, sheets in the center. No matter which way you choose to organize, less-often used items such as pillows, blankets/quilts and beach towels should be stored on the top shelf.

6. Towels – fold bath towels in thirds lengthwise, then in half, then in half again so they’ll stack perfectly and fit most shelves. Hand towels can be folded in thirds lengthwise, then in half.

7. Blankets, comforters, quilts, and pillows – store in original bags or in vacuum-sealed Space Bags on the top shelf. Space Bags are great because they seal out moisture and bugs.

8. Sheets – fold together and store them inside the pillowcase. Another option besides the linen closet – store them under the mattress of the bed the sheets will be used on.

9. Table linens – if space allows, store linens in the dining room buffet or a drawer in the kitchen. An option for table cloths: hang on a wooden hanger from a hook mounted on the inside of the door. Table linens can be stored near the top of the closet.

10. Antique linens – have professionally cleaned and wrapped in acid-free tissue paper to prevent yellowing. Store linens as flat as possible to avoid stressing the fabric. If they must be folded, use acid-free tissue to muslin. They can also be stored by rolling them onto cardboard tubes wrapped with acid-free tissue.

11. Excess toiletries – use stylish baskets, bins or storage tubs with lids that can be stacked or a shoe organizer hung on the inside of the door.

12. Labels – label the sides of shelves so everyone, including guests, will know where to find things. Adhesive labels can be placed on the edges of solid shelving, while laminated cardstock can be mounted using twist-ties or cable ties.

13. Keeping the closet smelling fresh – place a box of baking soda on one of the shelves, place sachets among the contents, or use cedar blocks to keep the linens fresh smelling.

After you’ve accomplished the goal of organizing the closet, pat yourself on the back and enjoy the fruits of your labor by knowing where everything goes, and where to find it.

Business In Atlanta A Bargin

KPMG just ranked Atlanta 2nd on its list for cost-competitive cities with a cost index of 96.3, meaning Atlanta had business costs about 4 percent below the U.S. average.

The study is based on cost components including labor, taxes, real estate and utilities, as they apply to 17 industries, over a 10-year planning period, as well as data on a variety of non-cost-competitive factors.

Atlanta succeeds so well because of office leasing, transportation, labor, and employee benefits, along with a favorable effective corporate-tax rate.

There are so many incentives to living and working in the Atlanta market.

Reasons to Buy Now
• It’s a buyer’s market – motivated sellers are offering a host of value-added incentives
• Homeownership is the first step toward building wealth
• Interest rates are still historically low, currently hovering around 6.25% as compared to an average of 7.75 percent in 1997 and 10.25 percent in 1987
• Homeownership may qualify you for tax deductions
• Return on investment – Atlanta is a hot commodity!
• Location, location, location – homes are available in a variety of price ranges throughout Atlanta
• Homebuyers have more housing choices than ever before

Despite the negative press in recent months, realize that all real estate is local and what is happening in other areas in the United States does not necessarily reflect your local housing market. As a matter of fact, prices can vary from neighborhood to neighborhood. This buyer’s market will not last forever. Cash in now on the opportunity to own a home here in the Greater Atlanta Area.

Opportunity Zone

Business owners need not look further for growth incentive. Forsyth County will be the land of opportunity for many businesses who come or reinvest.

A portion of north Forsyth County has officially been named an Opportunity Zone by the Georgia Department of Community Affairs. The Opportunity

Zone status will encourage redevelopment and revitalization efforts by offering the state’s maximum job tax credit of $3,500 per job. This incentive,

which is available for new or existing businesses that create two or more jobs, can be taken against the business’s income tax liability and state

payroll withholding. In 2009 Forsyth County established a need for growth and revitalization for this part of 400 North and in Decemeber sent an

application to the state requesting approval.

Based on the expanded Opportunity Zone benefits, a business that creates two new jobs and maintains the jobs for five years receives $35,000 in

state tax credits. Large employers that create 58 or more jobs and maintain the jobs for five years qualify for over $1,000,000 in state tax credits.

This is just one of the great reason to LIVE, WORK, and PLAY in Cumming/Forsyth Co. Georgia

Three Reasons You Must!

Alright, so its not the first time that its been mentioned, and probably not the last. Yet as time seems to be running out on this current market, hooh-ray, I feel like I should reach out to that one person who perhaps is holding out on purchasing their first home. Here are three excellent reasons you can NOT afford to wait.

1. The Tax Credit - Generation Y or I might say (WHY?) They want to know answers and they are using technology to find them. But most of these ladies and gentlemen have not felt the pinch from UNCLE SCAMMIE, and do not know what a big deal it is to take advantage of this tax credit. Leverage yourselfs because as you rise up through the ranks of your careers, you will be paying more than your fair share of taxes.

2. Historic Low Interest Rates - Thats right kids you could be seeing the lowest of low interest rates in your lifetime. With the economy showing signs of recovery many believe that a sharp increase in rates will follow shortly. An interest rate increase of 1% on a 30-year fixed mortgage of $300,000 could cost a buyer $188 more a month or $67,000 more over the span of the entire loan. That is the cost of your Dream Car!

3. Home Affordability - Can you say optimal level. Chances are that if you wait you will be paying more for your home. As the market stabilizes and inventory of homes decrease a Seller's market will return, higher priced homes and less to bargin with.

Don't wait! Its a big investment that you cannot afford to miss out on.

Take the first step and call me today.

Shop Today and Proceeds Will Go To Habitat of Humanity

I had the experience to do first day build for Habitat for Humanity. I must say it was one of the most rewarding opportunities in my life. So naturally when I saw this information I am about to share with you, I had to blog.

Shop today only at the Harrys Farmers Market off of Upper Hembree Rd, and 5% of the proceeds will go to North Central Georgia's Habitat for Humanity.

This is a great opportunity to invest in the communities around us and help an eager and ready family have their own American Dream.

In addition to this great service. Harry's is offering two education classes.

The first class, "Greening the Environment" is scheduled at noon on March 24 and will be facilitated by Laura Aikens. The city of Roswell is going green through responsible development and green building practices and plans to grow into a healthier and even more desirable place to live and work. Aikens, Roswell's Environmental Education specialist, will review ways of using resources to produce a more healthy and safe environment.

"Home Purchases & Closings: Did You Know?" will be offered at 6:30 p.m. on March 24 and will be facilitated by Russ Hayes. As an attorney and former general counsel for Morrison Homes and currently chief executive officer of Habitat for Humanity - North Central Georgia, Hayes will discuss the process for purchasing a home and review the many documents related to home closings such as the purchase contract, Truth-in-Lending statement, security deed and much more.

So go out to Harry's today and give back and learn a little in the process.

Gladiators a Success

What a great success last night was at the Gwinnett Gladiators Game against Trenton.

The Gladiators scored three goals in the first 10 minutes of the third to break the game open and held on for a 6-4 win over the Trenton Devils

in front of more than 7,100 at the Arena at Gwinnett Center. It was great seeing a win for our home team but even better seeing our daughter and

her elementary school chorus sing Oh Cananda. They were terrific to say the least! The school also raised over a thousand dollars toward their

music program. It was a awesome night and a ever lasting memory in the minds of our children.

This truely is one of the best places to enrich a childs life. Congratulations Daves Creek Chorus and Gwinnett Gladiators.

On Your Mark, Get Ready, Set, Go

Online registration begins Sunday March 21st, for the 41st annual Peachtree Road Race. The race is a time honored 4th of July tradition for a lot of families.

Perhaps the real race is when more than 75,000 people try to register for one of 55,000 spots. The Peachtree Road Race was until recently

the world's largest 10 kilometer race a title it has held since the late 1970s. The Race's registration of 55,000 was surpassed in April 2008 by the

Vancouver Sun Run which had over 59,000 registrants (although the Sun Run is two races, a 10k and a 2.5k; the Peachtree has just one). Another

fun aspect and probably the most popular, is the official race t-shirt. In the early years only limited amounts of shirts were available. Each year is a

different design that is chosen through a contest sponsored by the Atlanta Journal-Constitution newspaper. The shirts are only available to those who

finish the race and have become a status symbol among Atlanta culture.

Applicants for the race can register at ajc.com/peachtree. The traditional print application will run in the AJC on Sunday, March 28.

Using your Self Directed IRA to Purchase Investment Property

Section 408 of the Internal Revenue Code permits individuals to use a self-directed IRA to purchase real estate investments such as commercial property, condominiums, residential property, international real estate, mortgages, trust deeds, real estate contracts, private placements, limited partnerships, limited liability company's (LLC's), and many other types of investments with retirement funds held in many common forms of IRAs, including 401k's, Traditional IRA, Roth IRA, and Simplified Employee Pension Plan or SEP-IRA. (see IRS Publication 590 Individual Retirement Arrangements).

I am not and I repeat not a tax advisor or CPA so always consult with yours to understand all the benefits to this program. The low down is that you can write a check directly from your self directed IRA to purchase a piece of property. All rents and returns from that property are made payable back to the IRA. Generating money that is tax deffered.

If you purchase, using your self directed IRA, a distressed home maybe a foreclosure on the courthouse steps or a real estated owned bank property you have saved $$ from the top. Depending on the condition of the home you may also have to add money in renovations. But since you have purchased the home for cents on the dollar you should see an increase in value within 5 years. (This could be affected by certain elements such as location. Its always important to consult your realtor when purchasing investment property. He/she can help locate investments and understand the ever so changing closing documents.)

Its your money make it work for you.

Has Forsyth County Cumming Georgia found its name permanently on the list of Forbes Magazine?

We certainly think so. Forbes recently released their top 25 richest counties and Forsyth was named #20. Forsyth is the only county in the state of Georgia to make this list and was also one of only two named counties in the southeast.

In 2008 Forbes named Forsyth County Georgia the 13th richest county in the country and also the same year ranked Forsyth second on its list of best places to get ahead.

Forsyth County Cumming Georgia has big city industries, beautiful housing, and great schools. If you are living in the South, why live anywhere else?

Remodel Vs Sell

Just recently an article was published in the Wall Street Journal, about families choosing to remodel their exsisting home instead of purchasing a new one. I think it is a splendid idea. At some point all homes need a renovation. They simply become out dated and no longer functional. My belief has always been that you cannot just move into a home, stay there for seven to ten years and never touch a light fixture or door knob. Upgrades and remodels are key to an ever changing real estate market. Without the changes, homeowners are setting themselves up for last place and often times less money. We all as buyers want more bang for our buck. Here are a few simple solutions for changes in your home. They will make you feel better about the space you live and if you ever have to sell, it will be more appealing to buyers.

Cabinets and doors - A good cleaning can sometimes be all that your cabinets need. You may also apply Watco danish oil or another oil based product. Use the oil to buff and shine the cabinets. Change the hardware. ( For those of you who do not know brass is no longer in style)

Walls - clean your walls with a water and soft soap solution. Walls get dusty too. Repaint with neutral tones. ( This does not mean beige) Add trim. Trim is very inexpensive in the Cumming Forsyth Co Ga area. Most trim projects can be completed in a weekend.

Light Fixtures, Shower and Sink Fixtures - Plastic knobs went out decades ago and so did brass. Make the changes here its almost always a must.

Tile - We have tackeled this many times in homes we have lived in. Its a medium expense project that can transform a room in a weekend. Also can make an area look very expensive.

Appliances - More costly out of all the items on this list, but most appliances opperate about 11-12 years. Be prepared to make this change before you list a home. Buyers do not want your hand me downs.

Remember a good real estate agent not only sells homes but has an extensive list of qualified individuals to help you complete any remodel. Looking to do a project? Ask us!

Daylight Savings in Cumming Forsyth Co Ga

Dont' for get to set your clocks ahead one hour Sunday morning at 2:00 am. Daylight Savings Time Springs Forward!

Some might asked how did this concept begin and why? It is found that the practice dates back to as far as 18th Century Rome.

However our own Benjamin Franklin author of the proverb "Early to bed, early to rise, makes us healthy, wealthy, and wise, suggest to the Parisians that they should economize on the concept because people would buy more candles to use in their early morning business.

Modern DST was proposed in 1895 by George Vernon Hudson a New Zealand entomologist and has taken on different forms through out the world.

Daylight Savings in the United States was first observed in 1918. Most areas of the United States currently observe daylight saving time, with the exceptions being the states of Arizona and Hawaii along with the territories of Puerto Rico, American Samoa, Guam, and the Northern Mariana Islands.

By the Energy Policy Act of 2005, daylight saving time (DST) was extended in the United States in 2007. DST starts on the second Sunday of March, which is three or four weeks earlier than in the past, and it ends on the first Sunday of November, one week later than in years past. This change resulted in a new DST period that is four weeks (five in years when March has five Sundays) longer than in previous years.

Its good for business and good for pleasure. Extending the summer hours to encourage us to make the most of our day.

We take advantage of every drop of sunshine we get here in the Cumming/Forsyth County Ga market. From watching the sun set on our docks, to late Tee times on the course. There are plenty of things to do or not do by simply enjoying another beautiful spring/summer in the south.

Forsyth County Promotes EPA’S Fix a Leak Week March 15-21, 2010

Its a great time to by a cumming ga home. Search for a Cumming Ga Home

Minor water leaks account for more than one trillion gallons of water wasted each year in U.S. homes. That is why the Forsyth County Water and Sewer Department is promoting Fix a Leak Week March 15 through 21, 2010. Fix a Leak Week is sponsored by the U.S. Environmental Protection Agency’s (EPA’s) WaterSense® program as an annual reminder to Americans to check household plumbing fixtures and irrigation systems for leaks.

To help consumers here in Forsyth County save water, the Forsyth County Water and Sewer Department and WaterSense are promoting ways to identify and repair dripping faucets, running toilets, and leaky showerheads. In most cases, fixture replacement parts pay for themselves quickly and can be installed by do-it-yourselfers, your favorite handy person, plumber or WaterSense irrigation partner. The following are a few water-saving tips:

Reduce faucet leaks by checking faucet washers and gaskets for wear and, if necessary, replace the faucet with a WaterSense-labeled model.

Leaky toilets are most often the result of a worn toilet flapper. Replacing the rubber flapper is a quick fix that could save a home with a constantly running toilet up to 200 gallons of water per day.

For a leaky garden hose, replace the nylon or rubber hose washer and ensure a tight connection to the spigot using pipe tape and a wrench.

Landscape irrigation systems should be checked each spring before use to make sure they are not damaged by frost or freezing.

If homeowners have to replace a plumbing fixture, Forsyth County reminds them to look for the WaterSense label. WaterSense-labeled toilets, faucets, and (soon) showerheads have been independently tested and certified to save water and perform as well as or better than standard models. WaterSense also partners with certified landscape irrigation auditors, designers, installers and maintenance professionals. Visit www.epa.gov/watersense to find a WaterSense labeled product or an irrigation partner in your area.

Another step Forsyth County Water and Sewer Department has taken to promote water efficiency is through participation in the Metropolitan North Georgia Water Planning District’s toilet rebate program. The program is designed as an incentive for Forsyth County Water and Sewer Department customers to replace older, inefficient toilets. For additional details about the toilet rebate program, visit www.forsythco.com or

Unveiled a Plan to Bring in International Business to Cumming/Forsyth Co Ga

Its a great time to by a cumming ga home. Search for a Cumming Ga Home

In an effort to move forward in this dreary economic climate the Cumming-Forsyth County Chamber of Commerce is attempting to encourage more European industries to come to Forsyth County.

The Chamber held an Economic Development meeting February 25, where Consul General Lutz Gorgens of the Consulate General of the Federal Republic of Germany was the keynote speaker.

He spoke about German business in the Southeast and in Forsyth County. “Over the last twenty years the Southeast is a primary region for German business,” he explained.

He gave five reasons as to why the Southeast and the Atlanta area in particular were especially inviting for German industries.

* Infrastructure or the physical nature of the region
* Closeness to other leading industries as well as the closeness to home in respects to Hartsfield airport
* The quality of life and the quality of the people in the region
* The business climate and the actual mild weather climate
* The great German culture network

He then talked about the importance of the Trans Atlantic business. He stated some trade comparisons numbers with the German – US trade. “The German – US trade makes up 35% of all world trade, Germany has 13% of all foreign jobs created in the US, and over 10 million e-mails are sent across the Atlantic everyday,” he explained.

He ended with a little marketing for German industries. He said, “Germany has the largest economy in Europe and is very strong in ventures such as mechanical engineering, automobile manufacturing, and aerospace, to name a few.”

He will be helping Forsyth County attract German business.

Brian Dill of the Chamber explained that there are two sectors in which they think Forsyth County will be able to attract these foreign companies. The Healthcare Technology Industry and the Environmental Technology Industry are the two areas in which they will focus on promoting foreign business.

He believes this venture will bring more job opportunities and economic growth to this community. The Chamber will be acquiring a European company list that involves the above mentioned sectors and then will be calling them to begin talks about moving a section of their business to Forsyth County.

Forsyth County currently has 31 international companies. Story Courtousy of Christopher Light.

What I Aspire to! The Big Why!

I want to write this post today in appreciation for all the information I received this past week at the Keller Williams Realty convention in New Orleans.

The confirmation is clear, that us as agents have spent the past year in a revolution.

We all know that the economy has changed but more so the face of real estate. Through all the for-closures, short sales, and market price adjustments KW agents have shifted. We have implemented resourcefulness, unity, and commitment to do the right thing. No other company has demonstrated culture and commitment for making a difference in the life of others and the communities in which they live, like KW has.

You see its not the brand that makes us important. Its the heart and soul of the agents that dedicate their lives everyday to to helping others around them. Its maximizing the possibilities of the 86,400 seconds in the day.

I love my community, I love the people, the choices that we have, and potential that we will grow to here in Forsyth County Ga over the next 10 years. I believe in it and I know that I will have a part in our success. Because it is what I aspire to and what I am willing to chase after everyday.

First, Fastest, Strongest

The annual Native Intelligence economic report came out this week. Unveiled on Tuesday by creator Frank Norton Jr., at the Forsyth County Cumming Ga Chamber of Commerce meeting.

The economic report produced evidence that Forsyth Co. Cumming Ga is recovering from the economic downturn first, fastest, and the strongest.

Property in Forsyth Co. is selling faster and taditional businesses are returning to the county in confidence. Just like the four new retail shops I mentioned at The Avenues of of Forsyth in a previous blog.

Come one come all. There is room to grow. Norton also said that the area is under-retailed as a community. In his opinion by 50%. Which brings ample opportunity for retail business owners to get ahead.

Of course the key to maintaining this success is to buy local. In my opinion I think we will come out of this ahead of everyone else. I think house prices will rebound here first. We are seeing a movement in the higher end market that we have not seen in some time. Buyers are taking advantage of the sale. Everything that has come down will go up and we will be a richer community for it.

No Lights on at Home

Its like being on a bad game show, opening the envelope and knowing its a lose lose situation. Last month opening our electric bill could have sent me into cardiac arrest. It was the highest our bill had ever been. Lets just say it was double the normal rate. I am a practical person by nature. I never leave lights on throughout the house and most of the time during day light hours we never use them anyway. I had even purchased and began to use an energy efficient washing machine. We also use gas heat to spare the heat pump system. I unplug everything that is not in use because I understand that items pull energy even when turned off. We called the electrical company and they had experienced a high call volume regarding this issue. While there is some explanation of an increase due to a wholesale power cost adjustment. The remaining is a mystery! Seeing how we do not have much choice in our power source we are forced to pay an unbelievable increase. So to twist the knife in ones wound, inserted in this months electric statement was a somewhat comical helpful hints.

6 New Forsyth County Schools by 2015?

Forsyth County Schools recently released new growth expectations. They are predicting nearly 43,000 students by the opening of the 2013-2014 school year. That's approximately 2,157 students entering the Forsyth Co. Cumming Ga school system per year. To accommodate this growth the county will require six new schools.

This information has been gathered to create a new local facilities plan. This plan will be used to explain to the state of Georgia what amount of funding Forsyth County School Systems will need from the state. It is estimated that the Forsyth County School System could receive as much as $36 million in funding due to student growth.

The previous plan that began in June 2006 planned for the opening of nine elementary, four middle and two high schools. Five of these campuses opened this school year and land has been bought for three of the six schools. Kelly Mill elementary, Pooles Mill elementary and East Forsyth High.

Of course it is understandable why so many are flocking to this great county and school system. We are consistently ranked as one of the fastest-growing economies in the nation due to the excellent quality of life our community offers. We have the right geography...less than an hour north of Atlanta and one of the strongest economic engines in the country. We have the right lifestyle attributes...Lake Lanier in our backyard, a world-class parks and recreation system, well-designed green space throughout the community and the right mix of residential, recreational and business to offer just about anything that people or businesses might need or desire. And, we have the right planning and leadership mindset within local government, business leadership and community - a synergy that says to anyone, "Forsyth County is where we need to be!"
